Offline no-code site builder. The $149/yr KIT adds premium themes and add-ons

Mobirise Website Builder: Free Offline Site Builder, and What the $149 KIT Adds

Mobirise is a no-code website builder for Windows, Mac and Linux: the app is free, and the $149-a-year KIT adds all 220+ premium themes and extensions for unlimited sites you build on your computer. It suits small business owners and freelancers who want to own their site files and publish to their own hosting.

The real question isn't whether Mobirise works. It does, and you can find out for free. The question is whether the premium blocks and add-ons are worth a yearly payment for a site you could already build at no cost.

Quick facts

  • App version: 6.2.0 (Windows installer dated October 23, 2026)
  • Developer: Mobirise, Eindhoven, Netherlands
  • Platforms: Windows 7 or later, macOS 10.13 or later (separate Apple Silicon and Intel builds), Debian-based Linux, plus a browser version
  • Price: app free, KIT $149 for 12 months
  • KIT includes: all 220+ premium themes and extensions, unlimited offline sites, no Mobirise credit on your pages
  • KIT doesn't include: premium AI, online sites or hosting (those need the BASE or GROW plan)
  • License: unlimited websites, your own and clients', on up to 2 computers per account
  • Guarantee: 14-day money-back on your first order

What we checked: $149.00 with a 12-month renewal term on the order page, automatic billing offered as an unticked option, the 105,610,000-byte Windows installer on the vendor's server, version 6.2.0 in Mobirise's version history, and the plans and renewal terms in Mobirise's pricing FAQ, all on November 6, 2026. We didn't install the app or buy the KIT.

Before you buy: the KIT is a yearly plan

The KIT is a 12-month plan, not a one-time license. If you don't renew, your published sites stay online, but the builder drops back to the free version. Premium blocks, premium extensions, new releases, updates and support switch off, and a few third-party widgets, such as the ElectricBlaze feeds, stop working on published pages.

Ignore the "save 98%" line. It compares the KIT with the separate price tags of every product added together ($11,000+). Nothing further comes off at checkout, and you'd never buy all 226 items anyway.

Overview

Mobirise builds pages from ready-made blocks. You stack a header, a gallery, a pricing table and a contact form, then click on the page to change the text and pictures. There is one layout for all screens, and blocks adjust themselves to phones and tablets, so you don't maintain a separate mobile version.

What sets it apart from Wix or Squarespace is that the desktop app keeps your project on your own computer and works offline. When you're done you get ordinary HTML, CSS and JavaScript files, which you can publish over FTP to any hosting, to GitHub Pages, to a local folder or to a free mobirisesite.com address.

Features

220+ themes you don't pay for one at a time

The Mobirise KIT includes every premium theme, each priced at $49 on its own. The themes are built around types of business: DentalM5, YogaM5, PizzaM5, ChurchM5, LegalM5, EstateM5 and many more. New themes come out monthly and join the KIT while your plan runs. Four of them alone would cost more than the KIT.

Mobirise's own collage of theme previews, including EnergyM5. These are sample designs, not the app's window.

Selling from a static site

Mobirise gives you a small shop through extensions in the KIT: Simple Shop, Smart Cart and PayPal Shopping Cart, each $69 separately. That's enough for a short product list. It isn't a full store with stock and order management.

Code Editor for the block you can't quite get right

The Mobirise Code Editor extension, $69 on its own, lets you change a block's HTML and CSS directly. It's the way past the limits of the visual editor, and it's a good part of the KIT's value if you know a little code.

Forms, popups and chat

Mobirise's KIT covers the small site extras that would otherwise need a third-party service: Form Builder, Popup Builder, Popup Chat, Chat Button, Password Protect, Lazy Load, PWA Builder and WOW Slider.

Social feeds on your pages

Feed extensions in the Mobirise KIT pull in Instagram, TikTok, YouTube, Facebook, Pinterest, Vimeo and Twitch content. These are the widgets to think about before you stop paying, since some third-party feeds stop working on published pages when the plan ends.

Benefits

  • You keep the files. Your site is plain HTML on your own hosting, so there's no monthly builder fee tied to keeping it online.
  • Client work is covered. The license allows unlimited websites for clients, which is unusual at this price.
  • One payment can be enough. You could buy a year, build the site and let the plan lapse, as long as the pages don't depend on a widget that stops.

Real-World Uses

  • A dentist or yoga teacher picks the matching theme, swaps the text and photos in an afternoon and publishes to the hosting they already pay for.
  • A freelancer builds brochure sites for several clients, hands over the files and charges for the work, not for a builder subscription.
  • A craft seller adds Simple Shop and PayPal to a five-page site to sell a dozen products.
  • A club runs a members' page with Password Protect and a form for sign-ups, without a CMS to patch.

Who It's For, and Who Should Skip It

Buy the KIT if you work in the desktop app, want a better design than the free theme offers, need one or two paid extensions anyway, or build small sites for clients.

Skip it if the free theme already looks fine to you: the app and its 200+ free blocks can be used commercially at no cost, though free sites show a small Mobirise credit. Skip it too if you want AI to build the site or you'd like to work in a browser, because that needs BASE or GROW. And if you plan to blog often or run a real online store, a platform built for that, such as WordPress or a hosted shop builder, will serve you better.

Usage Guide

  1. Download and install the free Mobirise app, then sign in to a Mobirise account.
  2. Build a test site with the free theme first, so you know the editor suits you before paying.
  3. Order the KIT. A redeem code arrives by email right after checkout.
  4. Enter the code in your Mobirise account, in the app or at a.mobirise.com. The themes and extensions become available within about a minute.
  5. Open the Extensions menu in the app, add what you need, and start a site.
  6. Publish by FTP or FTPES to your own hosting, or to GitHub Pages.

Where it falls short

  • No import. Mobirise opens only its own projects. You can't bring in an existing site or an HTML template you bought.
  • Blogging is weak. Cybernews lists "No built-in blogging tool", and both Tom's Guide and TechRadar marked it down for this.
  • Limited layout control. You can't hide an element on phones only, and design freedom stays within what a block allows, unless you use the Code Editor.
  • Thin support. Help comes by email, forum and knowledge base. Cybernews lists "No live chat or phone assistance".
  • Internet still needed. The desktop app works offline for editing, but signing in, publishing, buying and downloading updates or themes need a connection.

What Users Say

Independent reviews agree on the good part: it's easy. They also agree on the complaint: people feel the "free" label and the pricing aren't upfront. Most of the reviews below cover Mobirise as a whole. We found few that deal with the KIT alone.

Tom's Guide (Daniel Blechynden, April 2021)

The verdict: "Those looking for a powerful yet beginner-friendly website builder will appreciate Mobirise. With an advanced block-based builder, great integrated features, and a selection of attractive premium themes, there's a lot to like here."

The criticism: "we found Mobirise's advertising and pricing structure quite misleading." On the $149 price: "the confusing advertising makes it appear as though this is a one-time licensing payment, but it's not." Reasons to avoid were "Blogging and ecommerce are limited" and "Poor customer service". Plans have changed since this review, but the yearly term hasn't.

TechRadar (Steve Paris, November 2020)

"Mobirise is very easy to use, has a lot of simple options to help you create an elegant site in little time. There are limited options - at least the free version has - but if all you need is a basic site to advertise your presence online, and don't need features like blogging or ecommerce, you should definitely check Mobirise out. What it does, it does extremely well."

And on the cost of the free app: "if you want to use anything but the two bundled themes, you're going to have to fork out for the privilege." TechRadar called the $149 a "one-off fee", which doesn't match the 12-month term on the order page today.

Cybernews (Greta Čeponė, updated June 2026)

Cybernews gives Mobirise 3.7 out of 5 and calls the Website Builder Kit for $149.00 "the best option". Its pros include "Mobirise works entirely offline" and "Mobirise is a lightweight software". Its cons include "Limited built-in functionality", since contact forms and eCommerce often need paid extensions, and "Not ideal for large-scale websites". It concludes that "the app's ease of use makes Mobirise a very smart investment for anyone new to web development."

Trustpilot: 3.5 out of 5 from 165 reviews

The ratings split sharply: 75% five-star and 13% one-star, with few in between.

Praise:

  • Pri nymity Prinymity (5 stars, August 2025): "I have used a variety of web builders over time and find this to be the neatest and most responsive."
  • Jesper Raben (5 stars, May 2026): "Have used the free version of Mobirise for a some years and i'm very happy with it"
  • The Thinking Consumer (5 stars, February 2026): "Furthermore it gives me a finished product that is responsive as well as forms that work."
  • Daniel Diez (5 stars, July 2025): "They have loads of great pre-made templates you can choose from"

Complaints:

  • Collier Lee (2 stars, January 2026): "Criminally overpriced— from main pricing, to extensions."
  • Linda Kop (1 star, July 2025): "After you waste all your time they inform you that you HAVE to BUY it."
  • Claude Gauthier (1 star, July 2024): "no help, no customer service"
  • Heiko Rosenbohm (1 star, January 2023): "Support is weak (dowsnt read email content provided)."

Taken together, people like the block editor, the templates and the phone-friendly results. They complain about extras that cost money after they've put in the work, and about slow or unhelpful support. Build a test site on the free version first and neither should catch you out.

Mobirise vs hosted builders

Hosted services such as Wix and Squarespace run the site for you and handle blogs and stores better, but you keep paying for as long as the site is up. Mobirise is the reverse: you supply the hosting and accept a simpler feature set, and in return you own static files that stay online after your plan ends.

FAQs

Is Mobirise really free for commercial sites?

Yes. The Mobirise app and its basic theme are free for personal and commercial websites, and you can publish as many as you like to your own hosting.

Does the Mobirise KIT renew automatically?

The Mobirise KIT has a 12-month term. On the order page we saw automatic billing offered as an option that wasn't ticked by default, and you can also cancel from your Mobirise account. Access runs to the end of the period you paid for.

Can I use the Mobirise KIT on two computers?

One Mobirise account activates the KIT on up to 2 computers. An Enterprise license extends that to 10.

Does Mobirise work on an iPad or Android tablet?

Mobirise has no iPhone or iPad app, so on those you'd use the browser version. On Android there's an AI Website Builder app on Google Play that creates sites with Mobirise AI.

Can I get a refund on the Mobirise KIT?

Mobirise refunds a first order in full if you contact support within 14 days of purchase. The guarantee covers the first order only, not a renewal.

Are free downloads of Mobirise premium themes safe?

No. Mobirise warns that premium themes and extensions are only distributed through its plans and that archives on other sites can carry malware and stop working after app updates. The app itself is free from mobirise.com, so there's no reason to get it elsewhere.

System Requirements

  • Windows 7 or newer
  • macOS 10.13 High Sierra or newer (Apple Silicon M1 to M4, or Intel)
  • Debian-based Linux such as Ubuntu
  • Internet connection to sign in, publish, buy and download themes or updates

Conclusion

The Mobirise KIT is worth $149 if you build small sites regularly, especially for clients: one paid theme and one extension already cost $118 separately, and you get everything. The best reason to buy is owning plain files on your own hosting with good-looking designs. The main reason not to is that it's a yearly plan for a tool that still can't blog well or run a real store. Start with the free app, since that tells you nearly everything, and pay only when you hit something the free theme can't do.
