QUICKEN 2013 Rental Property Manager Review, Bugs and Fixes!

I owned Quicken 2012 Rental Property Manager and this is my review of the new changes for the rental property piece of the software only.

purchase and download quicken rental
property manager 2013 might have quicken
2012 property rental property manager
and I wanted to see what the differences
are and if 2013 is any better than 2012
so here we go buying this on amazon.com
start my download amazon.com did have
the software for a lot cheaper than
quick and did a quick and i think one of
the hundred fifty nine dollars for the
software and amazon.com apparently only
charges a hundred twenty-nine dollars
for the same software but you just
download so here we go this is going to
take about nine minutes I'm gonna cut
out and come back after it's done
downloading all right all i got about a
minute left
I'm curious where this is going to see
looks like it sees it too problem with
my documents directory or possible
downloads directory now I be just
because i'm using Chrome as my web
browser perfect so after finishes
downloading good view location or just
click on the install button so I'm going
to just try clicked install

ok like i mentioned before i did have a
quick in 2012 rental property manager i
did like it I still do like it there are
some kinks in that that software
specifically with a mileage mileage
tracker that I didn't like it was a
little annoying i want to see if that
bug is fixed also i knows the above with
the profit and loss on the 2012 version
of a quick and rental property manager
curious to see if that's been fixed the
trends so I'm hoping that's fixing 2013
so i'm still waiting for it to download
the latest updates been doing this for a
good three to four minutes
mostl wait here patiently for it
finished downloading updates can imagine
there's many I'm installing this in
February believe the product when it
came out sometime in december so i could
be wrong about that maybe it's a little
bit earlier but either way it's taking a
little while all right it's done so i
guess the next thing we do is click on
launch quicken 2013
alright so it presents you two options
want to start as a new user where he is
quickly before you want to start over or
you can open an existing file
guys like i mentioned i do have quicken
2012 rental property manager but this
video want to try starting new i'm going
to register later obviously you can
register so you can set up all your
accounts to download and get software
updates on nordstral later alright see
where your money goes get a picture
well you know about this really more
interested in the rental property
manager piece if you have if you have
quickened you know how it works
my biggest thing is i have rental
properties i want all this part of the
software works so let's give it a world
alright i think the first thing you need
to do is add a property so let's try
that out and property so i'm going to
create a testimony here
test one tags test one so the tags
important because as you if you never
used a quickening operating properly
before this allows you to keep track of
expenses or income that comes to
different properties
23 to meet this is a multi-unit property
that's cool so opens up this wizard
where you can add in all the different
units i think this is the same 2012
track value of the property
yes let's say that your property is
worth SI unit 1234 can add more if you
want
there is you want to track the value of
the property is I know in the old
organized swimming is this one as well
it allows you to keep track hearing of
your net worth and as you pay down your
mortgage keeps track of what the
property is working what's left that
you'll want it that you can easily
calculate your net worth
so you guys can see this
ok button and click ok now right is my
property with 4 vacant units next thing
going to do is at tenants for you know
ten you must first create checking or
savings account
ok an account
this is exactly the same as it was in
2012's you look different with the
screen when you add an account prompt
you with all the different types of
accounts you want to add just this for
these purposes want to do a checking
account into the name of your
institution if you want to do that you
can enter me just call this America is
ready password
no no I don't think so its up and I want
to enter my transactions manually
alright this is for property is
statement in deals to save so much money
that i have let's just say a hundred
dollars it's not have an account i have
my test property what it's worth is this
is my network them here will send some
tenants this screen is exactly the same
as in 2012 10 is 10 hours of all of
checking property test when you rent is
due on the first contact information
exactly the same as 2012
it's the same thing to this is the term
so you want to multi-month these start
date
let's say it started on first give 50
day grace period before there's a
fifty-dollar p
they are moving in on the first and
there's no move out date
security this is interesting i like i
like what what they're going to do here
as soon as I post security deposit here
you'll see that it's gonna add a
liability to my account so let's say put
one month security deposit on the first
ok so this this worked out pretty well
as you can see it added negative 5 and
all liability now what I like about that
is that it took be kept track of
liability but it didn't add the five
hundred dollars to my checking account
so even though you're you're telling the
software hey I collected five more
dollars security and is keeping track of
that you would think that it would also
add five hundred dollars here to the
checking so I'm gonna try to do that
here going to one security+ a unicorn
category C security deposit here at the
property income three positive forfeit
yeah there's nothing in here for
security deposit so I'm just going to
add the category i had to do this in
2012 as well for some reason they will
have a category for that you lost

now there is shown up tagged apartment
property one more custom property and it
was a positive for five dollars right
let's go back to the rental property tab
here obviously there's no rents due this
month is already collected it
technically but if i were to do a recent
one for changes to recent months
it should allow me to enter the rent for
$MONTH march first which you can see
much first over here this is what should
show up every time you log into quicken
2013 you should see a list of all your
tenants in you should be able to enter
any future or current rents so I'm going
to try to do this to this land already
received from tenant is going to my
checking account it is C received today
they're a good tenant literally received
$500 believe the ad
alright so now shows that i received
even though technically different went
towards the March due date issues that i
received fire dollars in February here
you might like that and not like that
I've gotten used to it so it's probably
not the way I would track it but I think
it's for accounting purposes is this how
you would want to track it now one thing
I didn't like about quicken 2012 in the
past was that when you enter that
transaction it would not enter it is
received and it looks like wow that's
amazing
it added the category this is above it
in 2012 2012 didn't actually add a
category to the rent that was received
so for reporting purposes and made a
kind of a pain in the butt
yeah you have going here afterwards and
add the category so that's that's a good
fix i'm happy they see that quick and
added that alright so let's go back to
rental property this tab in particular
profits lost this tells you how many how
much money is coming in how much money
is going out now we have to go over my
spending here we go sort of my bills and
i'm going to add this view
let's add some bills here what coming
build small center longer builder winder
pay to the name sewage completely and
let's give it a due date of number 28
not do with ours together a checking
account categories
this is a copy expense utilities part of
my test one property
ok happens every month

the reason I added this is one great
thing about quicken is that it keeps
track of your upcoming costs and a
upcoming income so i want to click on
the prophets and lost tab and see how
that looks
alright so for februari sees a thousand
dollars coming
in-season upcoming bill hundred dollars
so your profit and loss is 900 while I
can't believe this you know that seems
pretty obvious that this is how this
would look I will tell you that in
quicken 2012 rental property manager
this tab doesn't work does not reflect
on your current profits and losses for
the month so I'm really excited to see
that this tab is is finally working
this definitely makes this this this
newer version worth the upgrade thus far
so let's check out cash flow to similar
to your profits and losses expected
income deposit so that's interesting so
it's saw the five dollar payment and it
also saw the 500 our security deposit of
getting this with this is when we click
on here you very first yet so I was my
security deposit
so it seems that income coming in bills
and those I have an upcoming dollar bill
so total cash flow should be a thousand
dollars or married or hear the
difference that's great
ok so let's take a look at the counter
review this should be all my properties
all the income in any credit cards so I
see one thing wrong with the screen
already it should realize that I have a
five-hundred-dollar liability and it's
not showing that it should also notice
that i have a five-hundred-dollar
property on here and it's not showing
that going to see if I set up this
property wrong to take a look here and
it

options keep this account separate know

going to click click on manual own name

digging at it but this screen here seems
to be not displaying the proper
information should be showing my
liabilities property and minus my
mortgage on here so that i can see a
total view of everything that that has
the dual rental properties
alright so just quickly i knew that this
account of you here should have shown
all these other properties my assets my
liability is so that i can get a better
view of all the accounts so what ended
up happening is you saw me i added the
accounts just out of curiosity I decided
to close down quick and relaunch it in
there you go all the property and dead
accounts that though that were
associated with the rental property did
show up here finally under
the account for you so I thought that
was a negative but it seems like that is
working so so far too bugs fixed one not
fixed actually believe there are three
bugs were fixed

that's not so I so far looks like
cooking 2013 did did fix a several
things that I was a little talk about in
2012 and actually actually pretty happy
with the product so that all right so
another thing that I used to really hate
about this software was mileage tracker
and i'm going to show you why you're
actually all explain what the problem
was
hopefully they fixed it so back in the
day when you used to your back in
addition to the last year when you use
to use the software you would enter the
day that you're going to the property
rental property which property this one
purpose the leg rinse start and let's
just say Boston Mass destination say
roxbury mass beautiful used and then you
would add like doing this we're just
calculate how much money it is using the
IRS's rates and would bring mile so
let's just say it was a 10-mile great
maybe less
enter trip will done so rental on this
date went driving click the rents use my
pickup truck 10 miles at 5.5 percent
cents per mile
keep track of them now here was the
annoying thing if you use tap enter
anything which is how you quickly enter
anything so let's say that I want i
travel i forgot the address is travel so
the 20th tab 2 20 tab rental property
tab property named test1 purpose
let's say it was to fix a leak tab from
Boston to roxbury a bone check that out
sure how many of you caught that but it
changed this
the purpose was to fix a leak and bike
me clicking on tab they reverted back to
the last time I entered this travel
because i'm going to the same place it
changed this data so for me to change it
and have to go back here click it again
god forbid I hit tab a couple more time
to change it again to collect rents off
is so annoying i can't believe quick and
does not fix this problem yet not too
happy about that one again the way to do
it is you just basically we enter it
here and just enter the trip can't tap
through it anymore if you want to keep
keep it from you know not changing you
just really just want to enter the year
the date that you went there which
property purpose i was enter the purpose
last because it does that it keeps
changing so i will write the Boston to
roxbury using my pickup
I like that it's easy miles but it's
always going to be the same amount of
miles going back and forth but for you
to change the reason why you keep going
there
it's it's a little conversation the jet
to keep on doing this not
touch anything else because if i go and
change this to collect . out to say and
forever reason I want to change this
something else they had tab and doing
didn't do it so it seems to be something
going to do with going from this one to
this one
yeah that seems to be what happens so
when you go from destination and hit the
tab button and go to hear it works back
to your last purpose so bug not fixed
this all looks the same
casual tax all these reports that the
same we just double-check these reports
up here is all the kind of the same here
let's see really anything different easy
answer

during the period
how much do I spend all this is great so
they create some new camera reports all
over that rental property huh how much
they pay to pay interesting let's see
how much did I spend so your day
interesting that's great
looks like to build some new can reports
here easy answers
what am i worth that I mean my budget
with taxable event scurry
so this is some new can reports actually
seem pretty cool actually happy to see
that they put some something new here
most reports a pretty nice it looks like
they're a couple new features and bone
spec book fixes that make this version
least worth it to me so again if you
want to buy a pretty cheap found at
amazon.com hat
it cheaper by downloading it you saw how
quickly it was and how easy it was to
download and install my recommendation
is definitely check that place oh that's
right out
I will include a link to that to their
their page with the product sold to make
it easier for you but overall I think it
looks pretty good
not completely different looks exactly
the same as 2012 but they definitely fix
a couple of bugs that I was really open
the they would fix and feel like that
there was a value so that's it for now
